Whenever I have conversations with someone thinking of selling, the  first words they say are “Zillow says my home is worth ____”  Zillow is  not always accurate.  I’ve seen homes on Zillow valued way too high and  also way too low.

There are multiple factors that determine your  home’s market value. These include the condition, square footage,  location, amenities, as well as recent comparable property sales.   Active, full time Real Estate Agents look at homes every day and if they  also work with a lot of buyers, they have a good idea about what a home  is worth because they see the inside of so many homes and know what  buyers are looking for.  They have actual knowledge of many homes which  helps in establishing selling prices.  Looking at pictures of homes on line is simply  not the best way to determine value.  

How can I sell at the highest price possible?

There  are several simple, low-cost things you can do to boost the value of  your home. These include eliminating clutter, cleaning inside and out,  and installing higher wattage bulbs to create a brighter environment.  You would be surprised how much "light" actually comes into play when  people view homes.  Also consider a new coat of paint in neutral colors  inside.  If your home has peeling paint, consider painting the outside  also.

How long will my home be on the market?

Honestly…. it depends on how you price it. 

It  also depends on the market.  If it is a sellers market with low  inventory, your home could sell within hours or days.  If it is a buyers  market with high inventory it could be months.

 Times are changing and you’re thinking about  moving the family into a new home. But before you start searching for  your next dream home, you’ll need to figure out when you’re going to  sell your existing home. The wrong time to sell Homes are sold all year long.  Placing your home on the market the day before Thanksgiving or Christmas might not be the best strategy, but when buyers are looking for a home, they buy, no matter the time of year.  It actually depends on your time line for moving. 

The best season for selling Most  people think that spring is the best time to sell a home. In spring, the  holidays have passed, the new school year is still a while away, and gardens and other outdoor spaces tend to look their best.  Also the common perception is that spring is the season that sees the largest amount of buyers.  There are buyers all year long so don’t get caught up in the spring frenzy because there is more competition when inventory is high.  

The best day for selling My most  favorite days for placing a home on the market is Monday – Wednesday.   This gives time for your home to be syndicated to all websites that feed from the multiple listing service.  It also gives time for buyers that  work long hours to make arrangements for weekend viewings.
